Aerated concrete has emerged as the leader in terms of price increase among the most popular building materials in the individual housing segment. Against the backdrop of increasing interest in residential construction, the average cost to build 1 square meter using this technology has nearly doubled in recent years. According to data from BN Group, a development company affiliated with AFK Sistema, this trend is expected to continue.
Analysts estimate that in 2022, it cost 22,000 rubles to construct 1 square meter of aerated concrete housing without interior decoration. By the second half of 2024, this price had increased to 55,000 rubles. Similar rates of price increase were observed for frame construction, which rose from 24,000 to 47,000 rubles over the same period (an increase of 95.8%).
In addition, experts drew attention to the increase in prices for brick houses from 2020. The cost of building 1 square meter increased from 40 thousand rubles to 65 thousand rubles - by 62.5%. At the same time, the increase in the price of glued beams was nominal - from 48 thousand rubles to 55 thousand rubles, which is an increase of 14.6%.
Such a difference in growth rates can be explained by the increased activity in the housing market during the period when mortgage programs were widely available. People were interested in affordable construction technologies, such as frame houses and aerated concrete blocks, in order to take advantage of preferential conditions. Over the past five years, aerated concrete has become the most expensive material due to increased demand and limited production capacity.
Olga Ivanova, CEO of BN Group, noted that this situation has led to an almost two-fold increase in the cost of aerated concrete compared to other materials.
The development company predicts that in the future, the price increase for basic building materials for residential housing will be more restrained: the demand for private construction will not be as feverish as during the spread of mortgages with state support for new buildings to this segment, which ended on July 1, 2024. According to analysts, demand will be partially supported by family mortgages — but also at a more modest level than in 2023 and in the first half of 2024: changes in the terms of this program and mandatory escrow requirements will affect.
Earlier, on September 5, Russian President Vladimir Putin said at the plenary session of the IX Eastern Economic Forum that the Russian Federation had achieved outstanding results in construction. He specified that the total area of the new facilities amounted to 110 million square meters. With the task of reaching 120 million square meters, the Russian leader noted that this is a very good result.
